Xactimate vs Symbility: what's the difference for roofers

When a carrier sends you a roofing scope, it was almost always written in one of two platforms: Xactimate or Symbility. They do the same job — produce a line-item insurance estimate — but they differ in ways that matter when you are working a claim.

What they are

Xactimate, from Verisk/Xactware, is the most widely used estimating platform in US property insurance — most carriers and independent adjusters write in it. Symbility, now part of Cotality (formerly CoreLogic), is the other major platform and is used by a portion of carriers.

How they differ in practice

  • Pricing databases — each maintains its own regional price lists, updated monthly
  • File formats — Xactimate uses the ESX file; Symbility has its own export
  • Interface and workflow — different tools for sketching, line entry, and supplements
  • Carrier adoption — most US carriers default to Xactimate, with some on Symbility

Which one will you see?

It depends on the carrier. Many of the largest US carriers default to Xactimate, so the majority of roofing scopes you receive will be Xactimate-format. A smaller set of carriers write in Symbility.
